Brisbane workplaces have shifted again. Hybrid is now mature, not new, and the fitouts winning tenders in 2026 look meaningfully different from 2022. Here's what we're being asked to build - and what we're being asked to remove.
1. Meeting-room heavy, desk light
The average Brisbane fitout brief in 2026 has 40-60% more meeting-room provision than 2019. Small huddle rooms, phone booths and 6-8 person collaboration spaces have replaced entire rows of unused workstations.
2. Serious acoustic treatment as standard
Every hybrid meeting is a video call, which means echo, cross-talk and privacy are now design issues. Acoustic ceiling rafts, wall panels, carpet tiles with high NRC ratings and glazed partitions with acoustic gaskets are baseline, not premium.
3. End-of-trip and wellness spaces
Bike storage, showers, lockers and quiet rooms are showing up in tenancies as small as 300 m². If you want people to come in, remove the friction of the commute and the day.
4. Warmer, home-inspired palettes
Cool grey and blue-white LED are being replaced with timber tones, upholstered banquettes, tunable-white lighting and softer finishes. Brisbane briefs are asking for 'commercial residential' more than 'corporate'.
5. Tech-led meeting rooms
MTR/Zoom Rooms, dual displays, ceiling mics, and one-touch join are now the assumed spec for every room over 4 seats. Wiring this properly during fitout is dramatically cheaper than retrofitting later.
6. Sustainability with receipts
Tenant reps and boards want documented recycled content, low-VOC finishes, energy-efficient lighting and reused joinery. Not for greenwashing - for procurement scoring on new leases.

The Brisbane cost implications of these trends
The trend mix pushes standard Cat B fitout costs 8-15% higher per m² than 2022 spec, mostly through acoustic treatment, tech infrastructure and higher-quality lighting. But utilisation lifts more than that, which is why boards are approving the spend.
