About renovating in Gold Coast

The Gold Coast is not one building market, it's about five. Beachside Palm Beach, Miami and Tugun homes are dealing with salt air and wind-driven rain. The canal suburbs - Mermaid Waters, Broadbeach Waters, Clear Island Waters - bring waterfront access constraints and corrosion issues that eat cheap hardware in a few years. The northern corridor around Coomera, Pimpama and Upper Coomera is full of 10-to-15-year-old estate homes hitting the age where the first real upgrade is due: alfresco, deck, flooring, storage joinery. And the hinterland side out towards Mudgeeraba and Nerang throws sloping blocks and tight access at you. We've worked across all of it. That matters most in the detail: what fixings we specify within a few hundred metres of the beach, how a deck is set out on a sloping block so it doesn't need a retaining wall you didn't budget for, whether a wall you want removed is doing structural work. Those calls get made at the site inspection, before you have a number in front of you. We take on a limited number of Gold Coast jobs at a time. It means we're honest with you about lead times up front rather than starting your job and disappearing onto the next one.

Our services in Gold Coast

Home renovations across the Gold Coast

Full and partial home renovations - opening up living areas, reworking layouts, replacing tired flooring and joinery, and bringing older beachside homes up to a standard that suits how people actually live now. We handle the structural side (including load-bearing wall removal with the right engineering) as well as the finishing carpentry that decides whether the job looks builder-grade or genuinely well made. Typical Gold Coast full-home renovations run 4 to 16 weeks depending on scope.

Decking and outdoor living

Decking is one of the most requested jobs we get on the Gold Coast, and the most commonly done badly. We build in both hardwood timber and composite, and we'll tell you honestly which suits your site - composite for full-sun poolside and low-maintenance canal-front decks, timber where you want the look and are happy to oil it. Substructure, bearer spacing, ventilation under the deck and corrosion-rated fixings are where a deck's lifespan is actually decided, and that's the part we don't cut. See our Gold Coast decking page for detail.

Carpentry and joinery

Structural and finish carpentry: timber framing, door installation and hanging, skirting and architraves, timber cladding, feature and media walls, built-in storage and general repairs. This is the trade the business is built on, so it's done by carpenters rather than subcontracted out to whoever's available.

Hybrid, SPC and timber flooring

Hybrid and SPC flooring has become the default in Gold Coast homes for good reason - it handles humidity and wet feet from the pool far better than laminate, and it's more forgiving over slab-on-ground than solid timber. We do the subfloor preparation properly (moisture testing, levelling), because almost every flooring failure we get called out to fix is a subfloor problem, not a product problem.

Insurance and storm damage repairs

Storm season on the Gold Coast reliably produces water ingress, damaged decks, roof-related internal damage and blown-out fencing and cladding. We do licensed reinstatement work and can deal directly with your insurer's scope where required, including quoting to their format.

Commercial maintenance and fit-outs

Retail, hospitality and office tenancies from Southport through to Burleigh - reactive repairs, scheduled maintenance, tenancy fit-outs and refurbishments, including after-hours work where trading hours make daytime work impossible.

Why choose Orange Projects in Gold Coast

QBCC licensed and insured

Orange Projects holds QBCC Licence No. 15620733 and carries full public liability insurance. Every job in the Gold Coast is covered by the appropriate insurance and, where the contract value requires it, statutory home warranty.

Fixed-price quotes, not estimates

We quote after a site inspection, not over the phone. The number you sign is the number you pay unless you change the scope or something genuinely hidden turns up - and if it does, you're told before we proceed.

A limited number of jobs at a time

We deliberately cap how many projects run at once so your job actually gets attention instead of being squeezed between five others. It means we're sometimes booked out, but it's why the finish holds up.

One team, one point of contact

Carpentry, flooring, decking and the trades around them are coordinated by us. You deal with one person from the first inspection through to handover, not a different subbie every week.

Our process

  1. 1

Call or send through your job

Tell us what you want done in the Gold Coast and roughly when you want it started. We'll tell you straight away whether it's a job we take on and what the realistic lead time is.

  2. 2

    Site inspection

We come out, measure, look at access, existing structure and services, and talk through options. This is where most of the cost surprises get found - before you commit, not halfway through.

  3. 3

    Fixed-price quote

You get a written, itemised, fixed-price quote after the inspection. Inclusions and exclusions are spelled out so you can compare it properly against anyone else's.

  4. 4

    Build

One point of contact for the whole job, trades coordinated by us, site left tidy at the end of each day, and progress updates as the work moves along.

  5. 5

    Handover

We walk the finished work with you, sort any defects, and hand over any warranty and compliance paperwork for the work completed.

Frequently asked questions - Gold Coast

How much does a home renovation cost on the Gold Coast?

It depends entirely on scope, and any builder quoting you a figure before seeing the property is guessing. A single-room refresh with new flooring and joinery is a very different job to opening up a living area and rerouting services. We give you a fixed-price, itemised quote after a free site inspection so you can compare it properly - not a range that moves once work starts.

How long does a Gold Coast renovation take?

Kitchens typically run 3 to 14 days depending on scope and cabinetry lead times. Full home renovations generally run 4 to 16 weeks. Decking is usually 1 to 2 weeks. We give you a realistic timeline at quote stage, including the trade sequencing that drives it.

Are you licensed to do building work on the Gold Coast?

Yes. Orange Projects holds QBCC Licence No. 15620733 and carries full public liability insurance. You can verify the licence directly on the QBCC website - and you should do that with any builder you're considering, not just us.

Do you build decks on canal and waterfront properties?

Yes, and it's a big part of our work in Mermaid Waters, Broadbeach Waters, Clear Island Waters, Hope Island and Paradise Point. Waterfront work needs corrosion-resistant fixings and hardware rated for the exposure - standard galvanised hardware near saltwater will stain and fail years early.

What areas of the Gold Coast do you service?

The full Gold Coast City area - Coolangatta and Tugun in the south, through Palm Beach, Burleigh, Miami, Broadbeach, Surfers Paradise and Southport, out to Robina, Varsity Lakes, Mudgeeraba and Nerang, and north to Helensvale, Coomera, Hope Island and Pimpama.

Do you do small jobs, or only full renovations?

Both. Plenty of our Gold Coast work is smaller - a deck, a floor, door replacements, feature walls, storage joinery or repair work. If it's not something we do, we'll say so rather than take it on badly.

How quickly can you start?

We cap how many jobs run at once, so lead time varies. Call and we'll tell you the current honest availability rather than booking you in and stretching it out.
