Hybrid Flooring in Brisbane: Costs, Queenslanders and Apartment Rules

Brisbane homes ask more of a floor than most: timber subfloors that move with the seasons, slabs poured before flatness was policed, strata by-laws with acoustic requirements, and a subtropical climate that punishes anything with a wood-fibre core. This guide covers what hybrid flooring costs in Brisbane, how it goes down in a Queenslander, and the approvals apartment owners forget.

What hybrid flooring costs in Brisbane in 2026

  • Budget SPC hybrid (5mm): $65–$85 per m² supplied and installed.
  • Mid-range hybrid (6.5mm, 0.5mm wear layer): $85–$110 per m² - the most common choice.
  • Premium wide-plank hybrid (7–8mm): $110–$130+ per m².
  • Installation only, client-supplied material: $25–$45 per m².
  • Timber subfloor repair or plywood overlay: $35–$75 per m².
  • Slab grinding and self-levelling: $25–$50 per m².
  • Acoustic underlay for apartments: $8–$20 per m², including documentation.

A typical 120m² Brisbane home in mid-range product, including carpet removal, minor preparation and scotia, generally lands between $12,000 and $16,000. The variables that move that number are almost always subfloor and access, not the plank.

Installing over a Queenslander timber subfloor

Queenslanders and post-war cottages are our most common Brisbane flooring job, and the work happens before the first plank goes down. We check for spring underfoot, squeaking or loose boards, cupping, borer damage and moisture rising from the under-house area. Poor sub-floor ventilation or drainage will keep pushing moisture upward, so that gets fixed at the source rather than covered over.

Sound boards get screwed down and levelled. Cupped or uneven boards get sheeted over with plywood. Structural movement means repairing bearers and joists first - a builder's job, and the reason clients call us rather than a flooring retailer. We also plan finished height carefully: original doors, VJ skirtings and stepped thresholds don't tolerate an unplanned 10mm rise.

Apartments: acoustics and body corporate approval

Most Brisbane strata buildings set a minimum impact-insulation performance for hard flooring, and many require written approval before work begins. The basic IXPE underlay attached to budget planks often won't meet it. We specify a higher-density acoustic underlay that does, and supply the manufacturer's acoustic test documentation for your body corporate submission. Lift bookings, common-area protection and permitted trade hours are built into the program and the price.

Why hybrid suits Brisbane's climate

  • The rigid mineral core doesn't absorb moisture, so summer humidity and winter air-conditioning don't cause swelling or cupping.
  • It's fully waterproof, which matters during storm season and with sliding doors that let wind-driven rain in.
  • It handles the temperature swing of a house closed up all day and then cooled hard in the evening.
  • It's non-porous, so it doesn't hold odour or stain from pets and spills.
  • Damaged planks can be replaced individually instead of re-flooring a room.

  3. What flatness tolerance do you work to, and is levelling included or a variation?
  4. What wear layer are you quoting, and is it appropriate for my traffic and pets?
  5. Does the quote include removal and disposal of the old floor?
  6. How are expansion gaps and long-run intermediate joints being handled?
  7. Who supplies the acoustic documentation for my body corporate?
  8. What workmanship warranty do you provide on top of the manufacturer warranty?
