Hybrid Flooring vs Laminate vs Vinyl vs Engineered Timber

Every flooring showroom will tell you their product is the best. As builders who lift up failed floors and install replacements, we see which ones actually survive Queensland conditions. This is the plain comparison we give our own clients before they choose between hybrid, laminate, vinyl plank and engineered timber.

The short answer

For most Gold Coast and Brisbane homes, hybrid flooring is the best all-round choice. It is waterproof, dimensionally stable in humidity, scratch-resistant enough for pets and kids, and priced between laminate and engineered timber at roughly $65 to $130 per square metre supplied and installed. Laminate is cheaper but fails when it gets wet. Vinyl plank is waterproof but dents and telegraphs subfloor imperfections. Engineered timber is the most beautiful and the only one that can be refinished, but it is roughly twice the price and unhappy in wet, humid spaces.

What each floor actually is

Hybrid (SPC / WPC)

A rigid-core floating plank: UV-cured wear layer, timber-look decor film, a stone-plastic composite or wood-plastic composite core, and a pre-attached acoustic underlay. The core is what makes it waterproof and stable. SPC is denser and more heat-tolerant, which is why we default to it in Queensland.

Laminate

A decor film over a high-density fibreboard core. The core is compressed wood fibre, so it absorbs water. Once moisture gets into a joint, the board swells permanently and the only fix is replacement.

Vinyl plank (loose-lay, glue-down, click)

Flexible PVC. Waterproof and quiet, but soft - heavy furniture legs dent it, and because it is flexible it follows the subfloor rather than bridging small imperfections.

Engineered timber

A real hardwood veneer bonded to a plywood or HDF substrate. Genuine timber grain, warm underfoot, and it can usually be sanded and recoated once or twice over its life. It moves with humidity and does not tolerate standing water.

Which to choose, room by room

• Open-plan living and dining: hybrid, or engineered timber if authenticity matters more than water resistance.
• Kitchen: hybrid, with the perimeter and dishwasher cavity sealed.
• Hallways and entries: hybrid with the highest available wear layer.
• Bedrooms: hybrid or carpet - budget product is fine here.
• Laundry: hybrid with a sealed perimeter, or tile if there is a floor waste.
• Bathrooms and shower recesses: tile over a certified AS 3740 membrane, not a floating floor.
• Rentals and investment properties: hybrid, every time - best cost per year.

The mistakes we see most

1. Choosing laminate to save money in a humid coastal home, then replacing it within five years.
2. Comparing quotes on plank price alone while ignoring subfloor preparation, which is what actually determines whether the floor lasts.
3. Specifying a 0.3mm wear layer in a hallway or a house with large dogs.
4. Forgetting that adding a floor over tiles raises the finished height at doors, sliding tracks and the dishwasher cavity.
5. Skipping expansion gaps and intermediate joints on long runs, which causes peaking in the middle of a hallway.
