Overview

Queensland's humidity, driving summer storms and termite pressure are hard on timber. On the Gold Coast we see the same failures repeatedly: deck frames rotting where water sits against the bearer, fascia and barge boards going soft behind failed paint, window sills and door jambs breaking down on the weather side, and subfloor bearers and joists quietly losing strength under older cottages and Queenslanders. The common thread is that visible damage is almost never the full extent. Filling and painting over soft timber buys a season. Proper repair means opening up the area, finding where the water is coming from, replacing the damaged members in timber suited to the exposure, and fixing the cause so the same repair is not needed again in two years.

Rot or termites - working out what you actually have

Rot presents as soft, dark, spongy timber, usually around wet areas, deck edges, sills and subfloors where water sits or splashes. Termite damage often leaves the surface intact but sounds hollow when tapped, sometimes with mud tunnelling behind linings or up piers. The two need different responses: rot is a moisture problem, termites are a live pest problem that must be treated by a licensed pest manager before new timber goes in. We probe and open up the area at inspection so you know which one you are dealing with before committing to a repair.

Subfloor, stumps and structural repairs

Sloping floors, springy floorboards and doors that will not close are commonly subfloor problems, not cosmetic ones. In older Gold Coast and Brisbane homes we map the subfloor, replace damaged bearers, joists and stumps with treated hardwood or steel, relevel the floor and improve ventilation and ground clearance so the new timber stays dry. Where a member carries load we bring an engineer in and prop correctly rather than working around it.

Decks, fascia and external timbers

Deck frames rot where the bearer sits hard against a wall with no drainage gap, where end grain was never sealed, or where the deck was built too close to ground level. Fascia and barge boards fail behind cracked paint film. We replace with appropriately treated or durable hardwood timber, seal all cut ends, use corrosion-resistant fixings near the coast, and correct the flashing or drainage detail that caused the failure in the first place.

Insurance and pre-purchase repairs

Storm damage, water ingress and hidden rot found in a building and pest report are all work we handle regularly. We provide clear written scopes and photos suitable for insurers and for negotiating on a purchase, and we carry out the repairs under our QBCC licence with the documentation that comes with licensed building work.

Frequently asked questions

How much does timber rot repair cost on the Gold Coast?

Small localised repairs such as a rotted window sill, door jamb or a few deck boards typically cost $600-$2,500. Deck frame and fascia repairs generally run $3,000-$9,000, and structural subfloor, stump or wall framing replacement $6,000-$25,000 depending on extent and access.

How do I know if it is rot or termite damage?

Rot is soft, dark and spongy and is usually found where water sits. Termite damage often looks sound on the surface but sounds hollow, sometimes with mud tunnelling. We probe and open up the area so you know exactly what you have before quoting.

Do I need a pest controller as well?

If termites are active, yes. A licensed pest manager must treat the colony before replacement timber goes in, otherwise the new work becomes the next target. We sequence our repairs after treatment.

Can rotten timber just be filled?

Only for genuinely superficial, non-structural surface damage. Filling structural or advanced rot hides a growing problem, and in Queensland's humidity it typically resurfaces within a season or two.

Is timber repair covered by insurance?

Storm and sudden water damage is often covered, while gradual rot and termite damage generally is not. We provide photographed written scopes that insurers accept, and we also carry out insurance repair work directly.

Do you replace stumps and relevel floors?

Yes. Rotted or sinking timber stumps, sagging bearers and uneven floors are regular work for us across the Gold Coast and Brisbane, replaced with treated hardwood or steel and relevelled.

Do timber repairs need a licensed builder?

Structural timber work over $3,300 must be carried out by a QBCC-licensed contractor in Queensland. Orange Projects holds licence 15620733 and is fully insured.
