Internal Wall Removal Gold Coast

Removing, relocating and opening up internal walls in Gold Coast homes - including the services inside them and the ceiling, cornice, flooring and paint work that follows.

Contemporary residential renovation with open living spaces
Quick answer

Internal wall removal takes out a wall inside an existing home to open up or reshape the space. Non-load-bearing walls can be removed with framing and make-good; load-bearing walls need an engineered beam. Orange Projects carries out both across the Gold Coast under QBCC Licence No. 15620733.

Overview

Taking a wall out is rarely just demolition. Most internal walls carry something - power, data, plumbing, ducting or load - and the ceiling, floor and adjoining walls all need work once the wall is gone. Orange Projects handles internal wall removal end to end so the finished room looks like it was always one space. We inspect before quoting, because the difference between a non-load-bearing wall and a structural one is the difference between a few days' work and a project involving engineering, propping and a beam. Orange Projects is a QBCC-licensed business, Licence No. 15620733, and fully insured. In Queensland, internal structural alterations must be carried out by a licensed contractor.

  • Relocating internal walls to new positions
  • Widening existing openings

  • Flooring continuation through the removed wall line

Load-bearing or not?

Walls perpendicular to ceiling or floor joists, walls sitting over a beam or footing, and walls that align with a wall on the storey above are more likely to be structural - but none of these is conclusive. Bracing walls also matter even where they carry no vertical load. We check the roof space and subfloor where access allows, and involve an engineer where there is any doubt. If your wall turns out to be structural, see our load-bearing wall removal page.

What is inside the wall

Switches, power points, light circuits, data cabling, water lines to a kitchen or laundry, waste pipes and air conditioning ducting all live inside internal walls. Rerouting them properly - by licensed trades, to a new position that suits the new layout - is often a bigger part of the job than the demolition itself.

Make-good: the part people notice

Ceilings that step, cornice profiles that do not match, flooring that stops mid-room and paint that reads as a patch are what make a wall removal look cheap. We quote ceiling repair and levelling, matching cornice, skirting and architraves, flooring continuation and full paint as part of the scope.

Dust, access and living through it

Most single-wall removals can be done with the house occupied. We seal the work area, protect flooring and furniture, and keep the site clean daily. Larger reconfigurations affecting the kitchen or flooring through several rooms are faster with the home vacant for part of the program.

Our process

  1. 1

    Site inspection

We look at the home, the plan as it stands, and the roof space or subfloor where access allows, so the advice you get is based on the building rather than a photo.

  2. 2

    Options and scope

We set out what can change, what is structural, what each option involves and where approvals apply - before you commit to anything.

  3. 3

    Fixed-price quote

An itemised written quote covering demolition, structural work, framing, services, linings and the finishing that follows.

  4. 4

    Engineering and approvals

Where the work is structural, we arrange the engineering design and the documentation the job requires.

  5. 5

    Build and make good

Propping, wall removal or new framing, beam installation, then ceilings, cornice, flooring, skirting and paint so the change reads as original.

Frequently asked questions

Can any internal wall be removed?

No. Some walls carry roof or floor load, some provide bracing, and some contain services that are difficult to relocate. Removal is usually possible, but the method, cost and approvals change depending on what the wall is doing.

How much does it cost to remove an internal wall?

A straightforward non-load-bearing wall with full make-good generally starts around $2,500. Costs rise with wall length, ceiling repairs, services inside the wall, flooring continuation and whether the wall is structural.

How long does it take?

Most non-structural removals with make-good take two to seven days including drying times for plaster and paint. Structural removals take longer once engineering and approvals are factored in.

Do I need approval to remove an internal wall?

Requirements depend on the work and the property. Non-structural removals often do not require building approval, while structural work commonly does along with engineering. We confirm what applies to your job at the inspection.

Will the floor need replacing where the wall was?

Something has to happen along that line. Options are patching in matching flooring, replacing the flooring across the affected rooms, or using a deliberate transition. We include the chosen approach in the quote.

Can you move a wall rather than remove it?

Yes. Relocating a wall means removing the original, framing the new one in position, moving any services, then making good ceilings, cornice, skirting and flooring on both sides.
