Change your floor plan without extending

Adding floor area is expensive and slow. Reworking the existing footprint is neither, in relative terms, because the roof, slab and external walls stay put. The wasted space is usually already in the plan - an oversized hallway, a formal lounge, a laundry twice the size it needs to be, a bedroom used for storage. Redrawing those internal lines can give you a larger living area, a genuinely open kitchen, an additional bedroom, better light through the centre of the house and a clearer path between the living areas and outdoors.

Internal wall removal and structural walls

The first question is always whether the wall carries load. Non-load-bearing walls come out relatively simply, though wiring, plumbing and ducting inside them still have to be dealt with. Load-bearing walls need a beam sized by a structural engineer and supports that carry down to adequate bearing. Whether a specific wall can be removed is not something anyone should answer without inspecting the roof space or subfloor, and structural work may require engineering, certification and approval depending on the property.

Combining a closed kitchen, dining room and living room into one space is the most requested layout change we see. It is more than demolition: lighting, power, rangehood ventilation, ceiling levels and where the beam sits all need resolving, and the new space needs definition so it does not feel like one large undivided room. We plan the finished layout before the first wall comes out.

Room and home reconfiguration

Can I change the floor plan of my existing house?

In most cases yes. The limits come from what is structural, where services run, and what approvals apply to your property. We inspect first, then set out what can change and what it involves.

Can a load-bearing wall be removed?

Usually, but not without structural support. An engineer designs a beam and its supports for the loads above, and the beam is installed with temporary propping while the wall comes out. We do not give a yes or no on a wall without inspecting it.

How do I know if a wall is load bearing?

Walls running perpendicular to floor or ceiling joists, walls sitting above a beam or footing, and walls aligned with a wall above are all indicators - none are proof. Confirming it takes an inspection and, where there is doubt, an engineer's assessment.

Can I change my layout without building an extension?

Often, and it is usually cheaper. Removing internal walls, combining rooms and reclaiming hallway or formal lounge space can deliver a bigger living area or an extra room without footings, roof work or external cladding.

Can I create another bedroom inside my existing house?

Sometimes. It depends on whether there is space to divide and whether the new room can meet the requirements for a habitable room - window size, light, ventilation and egress. We assess that on site.

How much does it cost to change the layout of a house?

It hinges on structural work. A single non-load-bearing wall removal with make-good is a small job; a load-bearing removal with engineering, beam and supports is significantly larger; a full internal reconfiguration larger again. Every quote is fixed-price and itemised after inspection.

Do I need engineering to remove a wall?

For a genuinely non-load-bearing wall, generally no. For any wall carrying roof, floor or bracing load, yes - the engineer's design determines the beam size and how it is supported, and is required for approval and certification.

Can you close one doorway and create another?

Yes. Closing an opening involves framing, lining, cornice, skirting and flooring so it disappears. Creating one involves a lintel where required, then jamb, door, architraves and paint.
