Quick answer

A load-bearing wall carries roof, ceiling or floor load and cannot simply be removed. The load must be transferred to a beam designed by a structural engineer and supported at each end. Orange Projects carries out load-bearing wall removal on the Gold Coast under QBCC Licence No. 15620733.

Overview

Removing a structural wall is the single change that most transforms an older floor plan - and the one most often done badly. The load above has to go somewhere. That means a beam sized by a structural engineer, supports that carry down to adequate footings or bearing points, and temporary propping while the transfer happens. Orange Projects manages the full sequence: inspection, engineering, approvals, propping, demolition, beam installation, framing, and the ceiling and finishing work that follows. Orange Projects is a QBCC-licensed business, Licence No. 15620733, and fully insured. In Queensland, internal structural alterations must be carried out by a licensed contractor.

What's included

  • Structural assessment and engineer engagement
  • Engineered steel or LVL beam design and supply
  • Temporary propping during removal
  • Post and support installation to adequate bearing
  • Building approval documentation and certification
  • Beam concealment in ceiling or bulkhead detailing
  • Ceiling reframing and plasterboard
  • Cornice, flooring, skirting and paint make-good

How the load is transferred

An engineer calculates what the wall is carrying - roof, ceiling, upper floor, or a combination - and specifies a beam and its supports. Steel and LVL are both common; the choice depends on span, load and how much depth is available in the ceiling. Supports at each end have to land on something capable of carrying the point load, which sometimes means new footings or strengthening below.

Concealed or exposed beam

A beam can sit within the ceiling so the finished space reads as continuous, or drop below it as a visible bulkhead. Concealing it usually costs more because it involves reframing the ceiling around the beam, and it is not always possible depending on depth. This decision affects both budget and how the finished room feels, so we resolve it before work starts.

Approvals and certification

Structural alterations typically require engineering documentation and building approval, with certification on completion. Requirements vary with the property and scope. We identify what applies at the inspection stage and arrange the documentation as part of the project rather than leaving it to you.

What it costs and why

The wall itself is a small part of the cost. Engineering, the beam, supports and any footing work, propping, ceiling reframing and the make-good across the affected rooms make up most of it. Longer spans and multi-storey load push the number up quickly, which is why we inspect before quoting rather than giving a figure over the phone.

Our process

  1. 1

    Site inspection

We look at the home, the plan as it stands, and the roof space or subfloor where access allows, so the advice you get is based on the building rather than a photo.

  2. 2

    Options and scope

We set out what can change, what is structural, what each option involves and where approvals apply - before you commit to anything.

  3. 3

    Fixed-price quote

An itemised written quote covering demolition, structural work, framing, services, linings and the finishing that follows.

  4. 4

    Engineering and approvals

Where the work is structural, we arrange the engineering design and the documentation the job requires.

  5. 5

    Build and make good

Propping, wall removal or new framing, beam installation, then ceilings, cornice, flooring, skirting and paint so the change reads as original.

Frequently asked questions

Can a load-bearing wall be removed?

In most homes yes, provided the load is transferred to an engineered beam with adequate supports. Whether a specific wall can be removed, and what it requires, can only be determined after inspection and engineering assessment.

How much does load-bearing wall removal cost on the Gold Coast?

Most projects land between $8,000 and $25,000 once engineering, the beam, supports, propping, ceiling work and make-good are included. Long spans, upper-floor loads or new footings push it higher.

Do I need a structural engineer?

Yes. The beam size and support design must come from a structural engineer, and that documentation is required for approval and certification.

Can the beam be hidden in the ceiling?

Often, but not always. It depends on the beam depth the span requires and the space available above the ceiling. Where it cannot be fully concealed, a bulkhead is usually detailed so it looks deliberate.

How long does the work take?

On-site work is typically one to two weeks; the full project usually runs two to four weeks once engineering and documentation are included.

Is the house safe during the work?

Temporary propping carries the load from the moment the wall is opened until the beam is installed and supported. Propping is part of the engineered method, not an improvisation on the day.
