Quick answer

Deck repair covers replacing failed boards, renewing decayed bearers and joists, re-securing or replacing balustrades and handrails, replacing corroded fixings, and correcting the drainage or ventilation problem that caused the failure. On the Gold Coast, salt air and summer storms mean fixings and frame connections usually need attention at the same time as the boards.

Deck types
Hardwood, treated pine, composite and elevated balcony decks
Safety items
Balustrade height and infill spacing checked against current standards
Typical duration
1-2 days for board and fixing works; 1-2 weeks for frame rebuilds

Overview

Decks on the Gold Coast take a beating. Constant UV, salt air within a few kilometres of the water, driving summer rain and long humid periods mean a deck that was built well still needs maintenance, and one that was built without the right fixings or drainage falls fails early. Most deck repair enquiries start with boards - cupping, splitting, springy underfoot, or a nail head that keeps rising. What we find on inspection is usually broader: joists wet where board gaps have filled with debris, hot-dip fixings that have gone in a coastal exposure, a ledger that was never flashed properly against the house, or a balustrade that no longer meets height and spacing requirements. We quote the deck as a system, and we are clear about where it sits on the scale between a tidy-up and a rebuild.

What's included

  • Full structural inspection of boards, joists, bearers, posts and footings
  • Individual board replacement matched to existing timber or composite profile
  • Bearer and joist replacement where decay or termite damage is present
  • Post and footing repairs, including re-fixing and bracing
  • Balustrade and handrail repairs, re-fixing and replacement
  • Replacement of corroded nails, screws, bolts and connection brackets
  • Ledger inspection, re-fixing and flashing to the house
  • Stair tread, riser and stringer repairs
  • Sanding, re-oiling and re-staining of timber decks
  • Composite deck board replacement and clip system repairs

Timber deck repairs

Hardwood decks in this climate generally fail at the fixings and the frame long before the boards give up. We pull suspect boards to inspect the joists beneath, replace decayed sections, and re-fix with stainless or appropriately class-rated fixings for the exposure. Where boards are sound but grey and splintery, sanding and re-oiling brings them back and buys years. Treated pine decks are more variable. Where the treatment level was correct for the application they last well; where H3 material was used in ground contact or in a wet, poorly drained position, the posts and bearers are usually the first to go.

Composite deck repairs

Composite boards do not rot, but composite decks still fail - almost always at the substructure, which on most installations is still timber. We replace decayed timber framing beneath composite boards, lifting and reinstating boards using the clip system where it is intact. The other common composite issue is movement: boards installed without adequate expansion gaps in a Gold Coast summer will buckle. Individual board replacement is possible where the profile and colour are still available; where the range has been discontinued we look at re-laying to relocate the mismatch to a less visible zone. For new work see our composite decking page.

Balcony repairs and elevated decks

Elevated decks and balconies carry a higher safety consequence, so we assess them differently. The critical items are the ledger connection to the house, the balustrade fixings, post bases, and any waterproofing where the balcony sits over habitable space. Balustrade requirements are the item most owners are unaware of. Where a deck surface is more than a metre above the ground, a compliant barrier is required, and the National Construction Code sets both the minimum height and the gap limits that stop a small child passing through or climbing. Older Gold Coast decks frequently fail on both. If we are repairing a balustrade we will tell you where it sits against current requirements.

Repair or rebuild

The rough test is how much of the substructure is still sound. If the posts, bearers and joists are healthy and the problem is boards, fixings and finish, repair is comfortably the better value. If more than a third of the frame is compromised, if the footings have moved, or if the deck was built without adequate drainage falls and ventilation beneath, you are usually better rebuilding the frame and reusing what boards are salvageable. We give you the numbers for both paths so it is your decision rather than ours. Our decking cost guide covers the variables in more detail.

Deck safety checks worth doing yourself

  • Push firmly on the balustrade - any movement needs attention immediately
  • Walk the deck and note any board that flexes or feels soft
  • Look underneath for dark staining, fungal growth or crumbling timber at the posts
  • Check the connection where the deck meets the house for rust, gaps or water staining
  • Look at the fixings - rust bleed streaks mean the wrong class of fixing for the exposure
  • Clear debris from between boards; blocked gaps hold water directly against the joists

Our process

  1. 1

    Site inspection

We attend the property, inspect the actual condition rather than working from photos alone, and talk through what you want the finished result to be. Bring any reports, strata approvals or insurance paperwork you already have.

  2. 2

    Written fixed-price quote

You receive an itemised quote covering labour, materials, rubbish removal and any engineering or certification required. Where the full extent of damage can only be confirmed once linings or decking boards come off, we say so up front and quote the investigative stage separately rather than hiding it in an allowance.

  3. 3

    Approvals and scheduling

Where certification, an engineer's design or body corporate approval is needed, we organise it and book the works into a dated program so you know which days we are on site.

  4. 4

    Carry out the works

Protected floors, dust control, tidy site each afternoon and photo updates as we go. Occupied homes, tenanted properties and trading businesses are all worked around rather than shut down where possible.

  5. 5

    Handover

Final walkthrough, defect check, invoice and any documentation - engineering certificates, Form 16s, product warranties - handed over with the job.

Frequently asked questions

How much do deck repairs cost on the Gold Coast?

Board and fixing repairs on a sound frame are a small, predictable job. Replacing decayed bearers, joists or posts changes the picture significantly because access and propping are involved. We inspect, establish how much of the substructure is sound, then quote a fixed price for the actual scope rather than a per-square-metre guess.

Can you replace just a few deck boards?

Yes, and it is often the right call. The challenge is matching - timber colour will differ until the new boards weather, and discontinued composite profiles may need a creative approach. We will show you how the match will look before we start.

How often should a timber deck be maintained on the Gold Coast?

In this climate, plan on re-oiling an exposed hardwood deck every 12 months and a covered or shaded deck every 18 to 24 months, plus an annual clean of the gaps between boards and a check of the fixings and balustrade. Decks within a few kilometres of the beach need the fixings checked more closely because of salt corrosion.

Do deck repairs need council approval?

Straight repair and replacement of existing components generally does not. Rebuilding a deck, changing its size or height, or building a new deck above a certain height is building work requiring approval. If your job crosses that line we will tell you and organise the certification.

My balcony balustrade feels loose - is that urgent?

Treat it as urgent. A balustrade on an elevated deck is a fall-protection barrier and loose fixings mean it may not hold a load. Keep people off the deck edge and get it inspected promptly - it is usually a fast repair, and the consequence of leaving it is not proportionate to the cost.

Do you repair decks on rental properties?

Yes. Deck and balcony safety is one of the more common maintenance items we handle for property managers and landlords, and we provide photo-documented quotes that can be forwarded straight to the owner.
