Owning an investment property on the Gold Coast is mostly straightforward until something breaks and you are 800km away trying to work out whether the quote you have been sent is reasonable. We work with investors two ways. During a tenancy, we handle the repairs the lessor is responsible for - doors that will not latch, rotten external timber, damaged decking, water-affected linings, failed cabinetry - and we deal with the tenant's access directly so you are not the middleman. Repairs during a tenancy
The main constraint with an occupied property is access and disruption, not the work itself. We book with the tenant directly, give proper notice through your agent where one is appointed, and structure the job so noisy or dusty stages are contained to as few visits as possible. Where the repair is a lessor obligation - a failed door, unsafe stair tread, water damage to structure or linings - we quote it plainly and get it done. Where it looks like tenant damage, we say so in the quote with photos, so you have something concrete to work with rather than an opinion over the phone. Between-tenancy works are where the money is
The two to three week window between tenants is the only time you get unrestricted access, and it is worth planning around. Flooring, opening a wall between the kitchen and living area, replacing tired internal doors and skirting, or replacing a deck is far cheaper and faster with an empty house. We will quote the whole list, tell you honestly which items lift rent and which are simply maintenance catching up, and program the works to hit your re-letting date rather than drifting past it.

What actually protects your yield on the Gold Coast
In this climate the two things that quietly destroy investment properties are water and salt. External timber - decks, stairs, balustrades, window reveals, fascia - fails first, and it fails from the fixings and the end grain outwards. Do you deal with the tenant directly?
Yes. Give us the tenant's contact details, or your agent's, and we arrange access, notice and timing ourselves. You do not need to coordinate the visit.
Can you quote from photos if I live interstate?
We can give an indicative range from photos, but the written fixed-price quote follows an inspection. On investment properties in particular, photos consistently understate timber and water damage because the visible surface is the last thing to fail.
Are your invoices suitable for my tax records?
Yes. Invoices are itemised by item and trade so your accountant can separate deductible repairs from capital improvements. We can also split a single job across two invoices where the scope genuinely covers both.
What is the best time to do larger works on a rental?
Between tenancies. Full access means fewer visits, no access notices, no working around belongings, and typically a shorter overall program - which usually makes it cheaper as well as faster.
