Overview
Property maintenance is the work that keeps a building functional and presentable between renovations: doors that no longer close, damaged plasterboard and ceilings, skirtings and architraves knocked about over the years, timber that has weathered, decks and steps that need repair, and the repair lists that appear before a sale, a lease or an inspection. Orange Projects handles that work across the Gold Coast for two broad groups. Homeowners and residential investors who want a licensed trade rather than an unlicensed odd-job service. And business owners, commercial landlords, facility managers and body corporate managers who need repairs completed in occupied premises with written scopes and invoices that can be passed straight to an owner, tenant or committee. Because we are carpentry-led, most property maintenance sits squarely in our trade. Where a job needs a different licensed trade - electrical, plumbing, gas, fire or mechanical - we say so up front instead of taking it on.

Residential property maintenance
For homes and residential investment properties, maintenance is almost always a list rather than a single job. Doors that stick or fail to latch, damaged plasterboard, a cracked or sagging ceiling section, split or missing trims, and external timber - decks, steps, screens, pergolas, handrails and gates - that has taken years of sun, rain and salt air. We work through the list in as few attendances as possible, which costs less than calling a trade back three separate times. Where a repair is not worth doing, we will tell you that too.
Commercial property maintenance
Commercial premises have a different rhythm. Doors and hardware wear out faster, wall linings take damage in corridors and back-of-house, signage and fixings leave holes behind, and tenancy changes bring make-good scopes with deadlines attached. We work for commercial property owners and landlords, facility and building managers, offices, retail businesses, warehouses and industrial tenancies, medical and professional practices, hospitality venues, commercial tenants, and body corporate managers on common property. Work is staged around trading hours where a business has to keep operating, and every job comes with a written scope.

Carpentry and property repairs
Carpentry is the trade behind most property maintenance. Framing and structural timber repairs, doors and hardware, wall and ceiling linings, partitions, skirtings and architraves, timber features and screens, decks and external structures, shelving and small joinery. Being a carpentry business rather than a general handyman service means the repair is done properly - the door is corrected rather than packed, the lining is set ready for paint, and the trim actually matches what is already there.
Maintaining property in the Gold Coast climate
Salt air, humidity, intense UV and heavy summer rain are hard on buildings here. Hardware corrodes near the beach, external timber and coatings break down faster than inland, doors swell and drop with seasonal moisture, and small areas of water damage spread quickly if they are left. The practical response is early attention. On coastal suburbs in particular - Coolangatta, Palm Beach, Mermaid Beach, Surfers Paradise, Main Beach, Runaway Bay - repairing external timber and hardware on a regular cycle costs a fraction of replacing it once it has failed.

One-off repairs or ongoing maintenance
Some clients call us once for a specific repair. Others have us attend regularly across a home, a group of investment properties or a commercial building, grouping smaller items into a single visit and flagging what will need attention in the next six to twelve months. Both work the same way: written scope, agreed price, work completed as quoted, and an invoice that references the property.
How this differs from our real estate maintenance service
Orange Projects runs a separate Real Estate Property Maintenance service built specifically for real estate agencies and property managers, with an agency portal for booking jobs, tracking their status and managing multiple rental properties under one approved account. If you manage a rental portfolio, that service is the better fit. If you own the property - your home, an investment you manage yourself, or commercial premises - this general property maintenance service is the right starting point.

Frequently asked questions
What is property maintenance?
Property maintenance is the ongoing repair and upkeep of a building between larger works - repairing doors and hardware, walls and ceilings, trims, internal and external timber, decks and structures, and fixing damage before it becomes a bigger job.
Do you provide property maintenance for both homes and businesses?
Yes. We work for homeowners and residential investors as well as business owners, commercial landlords, facility managers, commercial tenants and body corporate managers across the Gold Coast.
Which Gold Coast suburbs do you cover?
Every Gold Coast suburb, from Coolangatta and Tugun in the south through Burleigh, Robina, Broadbeach, Surfers Paradise, Southport and Bundall to Helensvale, Coomera, Pimpama and Ormeau, plus the western and hinterland areas such as Nerang, Mudgeeraba, Tallai and Maudsland.
Are you licensed and insured?
Orange Projects is a QBCC-licensed business, Licence No. 15620733, and is fully insured for the building work we carry out.
Do you take small jobs?
Yes, though small items are much better value grouped together. Send the full list and we will price it as one attendance rather than several separate call-outs.
What work do you not do?
Electrical, plumbing, gas, fire and mechanical services all require their own licensed trades. We will tell you when something falls outside our scope rather than taking it on.
How is this different from your real estate maintenance service?
Our Real Estate Property Maintenance service is built for agencies and property managers running rental portfolios, with an agency portal for booking and tracking jobs. This general property maintenance service is for owners - homeowners, private investors and commercial property owners and occupiers.
