Quick answer

Gold Coast property maintenance is typically charged at $110 per hour plus materials, with most small jobs falling between $150 and $600. Owners should budget roughly 1-1.5% of property value each year for maintenance, and closer to 2% for older coastal homes with external timber.

Overview

Maintenance pricing confuses people because two jobs that sound identical can differ by a factor of five. Replacing a rotten deck board is a twenty-minute job if it is one board, and a two-day job if the joist under it has gone as well. The honest way to price maintenance is hourly for small reactive work and fixed-price for anything with a defined scope. That is how we do it: $110 per hour plus materials for reactive call-outs, and a written fixed price once the job is big enough to scope properly. For the service see property maintenance, and for agencies see real estate maintenance.

What's included

  • Reactive repairs charged hourly with materials at cost plus supply
  • Fixed-price quotes for any job with a definable scope
  • Scheduled maintenance programs for landlords and agencies
  • Rotten and water-damaged timber repairs
  • Door, lock, hinge and hardware repairs
  • Deck, stair and balustrade repairs
  • Ceiling, cornice and wall lining repairs
  • Cabinetry, drawer and joinery repairs
  • Storm and water damage make-good
  • Condition reporting with photos for absent owners

Hourly versus fixed price - which you should ask for

Hourly is better for genuinely small reactive work. Getting a formal quote for a sticking door costs more in admin than the repair itself, and a fixed price for an unknown job always carries a risk margin. Fixed price is better once the job has a definable scope - a deck rebuild, a set of repairs across a whole property, an insurance make-good. Ask for hourly on the first, fixed on the second, and be suspicious of anyone quoting a fixed price for a job they have not inspected.

Bundling jobs is the cheapest thing you can do

A large share of what any maintenance visit costs is getting there, unloading, setting up and packing down. Two separate $180 call-outs cost far more than one $280 visit that handles both items. If you own a rental, keep a running list rather than calling every time something small happens, unless it is urgent or a safety issue. For agencies managing multiple properties in the same suburb, we schedule them on the same run - which is why our agency clients pay less per item.

What deferred maintenance actually costs on the Gold Coast

Deferred maintenance here has a specific pattern. A blocked gutter overflows into a fascia; the fascia rots; the rot reaches the rafter ends; the eave lining sags. What began as a $250 gutter clean becomes a $6,000 carpentry job in about three wet seasons. The same is true of decks. A loose board is $80. The joist beneath it, once water has been sitting on it for two years, is $1,200. A whole substructure is $12,000+. Nothing about that timeline is unusual on the Gold Coast - it is what humidity, UV and salt do. See rotten timber repairs and deck repairs.

What is and is not included in the hourly rate

The $110 hourly rate covers a licensed tradesperson, their tools, vehicle and insurance. Materials are charged separately at cost plus supply. Rubbish removal for anything beyond a bin-load is charged at cost. Travel within the Gold Coast is not charged separately for scheduled work. Emergency and after-hours attendance is quoted case by case. There are no hidden call-out fees on top of the hourly rate, and we round to the nearest fifteen minutes rather than billing a minimum half-day for a ten-minute job.

Our process

  1. 1

    Site inspection

We attend the property, inspect the actual condition rather than working from photos alone, and talk through what you want the finished result to be. Bring any reports, strata approvals or insurance paperwork you already have.

  2. 2

    Written fixed-price quote

You receive an itemised quote covering labour, materials, rubbish removal and any engineering or certification required. Where the full extent of damage can only be confirmed once linings or decking boards come off, we say so up front and quote the investigative stage separately rather than hiding it in an allowance.

  3. 3

    Approvals and scheduling

Where certification, an engineer's design or body corporate approval is needed, we organise it and book the works into a dated program so you know which days we are on site.

  4. 4

    Carry out the works

Protected floors, dust control, tidy site each afternoon and photo updates as we go. Occupied homes, tenanted properties and trading businesses are all worked around rather than shut down where possible.

  5. 5

    Handover

Final walkthrough, defect check, invoice and any documentation - engineering certificates, Form 16s, product warranties - handed over with the job.

Frequently asked questions

What is the hourly rate for property maintenance on the Gold Coast?

We charge $110 per hour plus materials for reactive maintenance work. Larger, definable jobs are quoted as a fixed price after inspection.

Is there a call-out fee?

No separate call-out fee for scheduled work. Time on site is charged in fifteen-minute increments from arrival, and travel within the Gold Coast is not billed separately.

How much should I budget for maintenance on a rental property?

As a working figure, 1.5% of the property's value per year, plus a separate allowance for between-tenancy works. Older coastal properties with decks and external timber realistically need 2%.

Do you offer scheduled maintenance programs?

Yes. For landlords and agencies we set up scheduled visits - typically six or twelve monthly - with a written condition report and photos, so small problems get caught while they are still cheap.

Can you invoice the agency instead of me?

Yes. We work with Gold Coast agencies routinely and can accept work orders and invoice through the agency, or invoice the owner directly - whichever suits.

Do you do emergency repairs?

We prioritise anything that is a safety or security issue - an unsecured door, an unsafe stair or balustrade, active water ingress. Contact us and we will tell you honestly how quickly we can get there.
