Timber floors add warmth and value, but prices vary widely. Knowing what drives the cost helps you budget and compare quotes fairly.
The board itself is the biggest cost: engineered and prefinished boards are usually cheaper to install than solid timber that needs finishing on site. Subfloor prep, stairs, removal of old floors and room shape also change the price. We quote each timber floor after measuring up.
What drives the price
- Board type: engineered, prefinished solid, or raw solid timber.
- Species and grade: Australian hardwoods and European oak vary a lot.
- Subfloor: levelling concrete or fixing a timber subfloor adds cost.
- Removing old carpet, tiles or floating floors.
- Stairs, nosings and lots of cuts in small rooms.
- Skirting and trims.
Engineered vs solid timber
Engineered boards have a real timber top layer over a stable core. They move less in Gold Coast humidity and usually come prefinished, so the job is faster. See prefinished timber flooring and best timber flooring for the Gold Coast.
Cheaper alternative
Hybrid flooring gives a timber look for $45 to $90 per m² supplied and installed. See hybrid flooring cost.
