Overview
Commercial carpentry is different work to residential. Premises stay open, tenants keep trading, access has to be booked, and every job creates paperwork someone has to forward to an owner, tenant or committee. Orange Projects handles carpentry across Gold Coast commercial property as a carpentry-led business, with written scopes, itemised quotes and work staged around the way a building actually operates. We work for business owners, commercial property managers, facility and building managers, real estate agencies, body corporate managers, commercial landlords, and builders or shopfitters who need extra qualified carpentry capacity on a job. Some of it is one-off repair or alteration work; a lot of it is recurring carpentry maintenance across a building or portfolio.

Commercial carpentry services across the Gold Coast
Carpentry covers most of what actually fails in a commercial building. Doors stop latching, frames split, wall linings take impact damage in corridors and back-of-house, partitions no longer suit the way a tenancy is used, trims and skirtings get destroyed by trolleys and cleaning equipment, and external timber weathers fast near the water. We repair and replace all of it, and we build new where a tenancy needs to change - framing and partitions, doors and hardware, wall and ceiling linings, bulkheads, timber features and screens, counters, shelving and trims. Where a job falls outside our licensed scope - electrical, plumbing, fire and mechanical services - we say so up front rather than taking it on.
Commercial fitout and tenancy alterations
Fitout carpentry is set-out work as much as construction. Partitions have to land where the drawings say, door openings have to suit the hardware specified, and linings and trims have to finish cleanly against existing fabric that is rarely square. We handle the carpentry portion of office, retail, hospitality and professional-suite fit-outs, working alongside the other trades and to any centre or landlord requirements - inductions, insurance, after-hours access and noise limits included.

Make-good and end-of-lease carpentry
Make-good is the commercial job most likely to end in a dispute if the scope is vague. We quote against what the lease actually requires: removing partitions, fixings and signage, patching and repairing walls and ceilings, reinstating doors and hardware, repairing trims and floors, and preparing the tenancy for inspection and handover. Getting a written scope early gives the outgoing tenant time to approve it and the incoming tenant a clean starting point.
Working in occupied commercial premises
Most of our commercial carpentry happens while a building is in use. That means confirmed access, keys and alarms before we attend, floors and stock protected, dust and noise managed as far as the job allows, work staged around trading or consulting hours where a tenancy has to keep operating, and a clean site at the end of each visit. Anything found on site that changes the scope is raised before it is actioned, and invoices reference the property and job so a manager can pass them straight through.

Ongoing maintenance carpentry instead of repeat call-outs
Reactive repairs cost more per job than planned ones. On buildings we look after regularly we group smaller items into a single attendance, flag what will need attention in the next six to twelve months, and give owners and committees something they can budget against. On the coast in particular - Coolangatta, Palm Beach, Surfers Paradise, Main Beach, Biggera Waters - salt air shortens the life of hardware, external timber and coatings, so early attention is far cheaper than replacement.

Frequently asked questions
What is commercial carpentry?
Commercial carpentry is carpentry carried out in business and managed commercial premises - framing and partition walls, doors and hardware, wall and ceiling linings, timber features, trims, timber repairs, fitout carpentry and end-of-lease make-good works.
Do you work with property and facility managers on the Gold Coast?
Yes. A large share of our commercial carpentry comes through property managers, facility managers, building managers and body corporate managers, along with business owners and commercial landlords.
Can you work outside trading hours?
Where a tenancy has to keep trading, work can usually be staged or scheduled outside normal hours by arrangement. Tell us the access rules and restrictions when you request a quote and we will price the job around them.
Do you complete commercial make-good works?
Yes, and we quote against the lease requirements so the scope is agreed in writing before work starts - partition and fixing removal, patching, doors and hardware, trims and preparation for handover.
Do you take on ongoing carpentry maintenance?
Yes. Where a manager holds multiple properties we can coordinate attendance so nearby jobs are handled together, and provide consistent reporting and invoicing across the portfolio.
Are you licensed and insured?
Orange Projects is a QBCC-licensed business, Licence No. 15620733, and is fully insured for the building work we carry out.
Which Gold Coast suburbs do you cover?
Every Gold Coast suburb, from Coolangatta and Tugun in the south through Burleigh, Robina, Broadbeach, Surfers Paradise, Southport and Bundall to Helensvale, Coomera and Ormeau in the north, plus the western industrial areas such as Nerang, Molendinar and Arundel.
