Cost per square metre by flooring type

Hybrid flooring is the most popular choice on the Gold Coast at $45-$90 per square metre supplied and installed, combining waterproof performance with a timber look. Laminate is cheaper at $35-$70 but is not waterproof and does not suit wet areas or homes with pets and small children. Engineered timber runs $90-$160 and gives a genuine timber surface with better dimensional stability than solid boards. Solid timber is $120-$220 installed before sanding and finishing, which adds a further $35-$60 per square metre.

Subfloor preparation - the cost people miss

Very few Gold Coast homes have a perfectly flat subfloor. Slab grinding and self-levelling compound typically adds $15-$40 per square metre, and timber subfloors that have moved may need sheeting or packing before boards go down. Skipping this is the single most common cause of flooring failure - clicking, movement and joint separation almost always trace back to an out-of-tolerance subfloor rather than the boards themselves. A quote that does not mention subfloor tolerance is an incomplete quote.

Removal, disposal and trims

Lifting and disposing of existing carpet, tiles or floating floor runs $10-$25 per square metre, with tile removal at the top of that range because of the labour and waste volume. Scotia or new skirting to cover expansion gaps costs $12-$30 per linear metre, and door jamb undercuts, thresholds and stair nosings are usually priced per item. Confirm all of these are inside the quote before comparing prices.

What suits the Gold Coast climate

Humidity, salt air and the risk of water incidents make hybrid flooring the practical default across most Gold Coast homes - it is fully waterproof, dimensionally stable in heat, and tolerates the humidity swings between wet season and winter. Engineered timber performs well in air-conditioned homes and where a genuine timber surface matters. Laminate should be avoided in coastal and low-lying suburbs, and solid timber needs stable indoor conditions to avoid cupping.

How to compare flooring quotes

Ask each supplier for the total delivered price including boards, underlay, subfloor preparation, removal and disposal, scotia or skirting, and door undercuts. Check the board wear layer thickness and the warranty terms - a 12-year residential warranty and a 5mm wear layer are very different products even at similar prices. Finally, confirm who is liable if the floor moves: an installer who prepared the subfloor themselves has no one else to blame.
