Overview

The value of a good trade partner to a facilities manager is not the hourly rate. It is not having to chase anyone. We work to a straightforward pattern: work order in, inspection and quote out, agreed window, completed with photos and an invoice that references your reference number. Where the work has to happen outside trading hours - a reception counter, an entry door, a suspended ceiling above a working floor - it happens outside trading hours. What we cover is the building fabric side: carpentry, joinery, doors and hardware, partitioning and ceilings, timber and structural repairs, and the make-good around other trades' work.

What's included

  • Reactive building fabric repairs against work orders
  • Door, frame, closer, hardware and access control make-good
  • Suspended and set ceiling repairs, tile replacement and access panels
  • Partition walls, office reconfiguration and make-good between tenancies
  • Joinery repairs: reception counters, workstations, storage and shelving
  • Timber and structural repairs to external and internal elements
  • Amenity and bathroom carpentry, cubicle and panel repairs
  • Floor covering transitions, thresholds and skirting works
  • Scheduled preventative maintenance rounds across a portfolio
  • Small works and minor capital projects with fixed-price scopes

Reactive work without the chasing

Reactive repairs live or die on communication. When a work order comes in we confirm receipt, inspect, and return a quote with a date - not a vague promise to look at it. If the fault is a safety issue we say so immediately and make it safe first. On completion you get photos and an invoice referencing your work order number, so the file closes without a follow-up email.

Working around a trading building

Most of the buildings we work in cannot stop. Offices need their floor back at 8am, retail tenancies cannot lose their entry, and shared lobbies cannot be a hazard zone during business hours. We program noisy and disruptive stages after hours or on weekends, keep hoarding and protection tidy, and clean back to occupiable at the end of each shift. That is a scheduling decision made at quote stage, not something negotiated once the mess is already made.

Scheduled maintenance beats reactive spend

Across a portfolio, door hardware, external timber, ceiling grids and joinery all fail on predictable cycles. A scheduled round that services them costs a fraction of the same items failing individually - each with its own call-out, its own quote and its own disruption. We can set up a maintenance round by site and by frequency, with a condition report after each visit so you have evidence for next year's budget submission. See commercial property maintenance.

Small works and tenancy changes

Reconfiguring a floor between tenants, adding partitioning, changing a reception, or making good after a departing tenant sits between maintenance and construction, and it is the work most maintenance contractors handle badly. We scope it as a project with a fixed price and a program, coordinate the electrical and other trades required, and hand it back finished rather than nearly finished. For fit-out level work see commercial carpentry.

Our process

  1. 1

    Site inspection

We attend the property, inspect the actual condition rather than working from photos alone, and talk through what you want the finished result to be. Bring any reports, strata approvals or insurance paperwork you already have.

  2. 2

    Written fixed-price quote

You receive an itemised quote covering labour, materials, rubbish removal and any engineering or certification required. Where the full extent of damage can only be confirmed once linings or decking boards come off, we say so up front and quote the investigative stage separately rather than hiding it in an allowance.

  3. 3

    Approvals and scheduling

Where certification, an engineer's design or body corporate approval is needed, we organise it and book the works into a dated program so you know which days we are on site.

  4. 4

    Carry out the works

Protected floors, dust control, tidy site each afternoon and photo updates as we go. Occupied homes, tenanted properties and trading businesses are all worked around rather than shut down where possible.

  5. 5

    Handover

Final walkthrough, defect check, invoice and any documentation - engineering certificates, Form 16s, product warranties - handed over with the job.

Frequently asked questions

Can you work after hours or on weekends?

Yes. For trading premises, after-hours and weekend work is standard and is priced into the quote up front rather than added later.

Do you work against purchase orders and work order numbers?

Yes. Quotes, delivery dockets and invoices all reference your work order or purchase order number so the paperwork reconciles at your end without chasing.

What insurance do you carry?

Full public liability cover plus workers compensation, with certificates of currency provided on request or supplied automatically where a site requires them before induction.

Do you provide photo reporting on completion?

Yes, before and after photos are provided with the completion of each work order, which is usually what your own reporting or the tenant's follow-up requires.

Can you take on a portfolio of sites rather than a single building?

Yes. Multi-site scheduled rounds across the Gold Coast and Logan are straightforward for us to program, and generally cost less per site than treating each one as a separate call-out.

Do you handle trades outside carpentry?

Our licensed scope is carpentry and building works. Electrical, plumbing and other licensed trades are coordinated through our regular subcontractors so you still deal with one point of contact and one invoice.
