Property maintenance for real estate agencies

We work with agencies and property management departments as their maintenance and repair contractor. Requests come in from the property manager, we contact the tenant, attend, and come back with a written quote or a completion notice - without the property manager having to chase either.

Most rental repairs are the same handful of items reported over and over: a door that no longer latches, damaged skirting, a soft or lifting floor, a wall that needs patching, or timber outside that has weathered. We attend, work out what is actually wrong, and price the repair properly rather than patching a symptom.

Repairs identified during routine inspections

Routine inspection reports often produce a list rather than a single item. Send the list through and we will quote each item separately so the owner can approve some now and defer others, instead of being asked to approve one large undifferentiated figure.

Pre-tenancy and end-of-tenancy repairs

We schedule make-good and pre-tenancy work around vacate and start dates so a property is presentable for the entry condition report. Vacate items are quoted line by line, which makes the conversation with the outgoing tenant far easier to evidence.

Vacate maintenance and minor improvements

Between tenancies is the natural time to fix the things that have been building up, and to make the small improvements that lift the property - new flooring, refreshed joinery, updated doors and hardware, and tidying up previous ad-hoc repairs.
