Balcony Repairs Gold Coast
Repairs to timber balconies, elevated decks, balustrades and stairs on Gold Coast homes and units, from a few boards to a full frame rebuild.

Balcony repairs on the Gold Coast usually involve loose or non-compliant balustrades, rotten joists or bearers, failed boards and rusted fixings from salt air. We inspect the whole balcony, tell you what is urgent and quote a fixed price in writing.

Overview
Balconies on the Gold Coast face salt air, strong sun and heavy summer storms, and because they sit above the ground, a failure is a safety issue rather than just an eyesore. A wobbly balustrade, soft boards or rust streaks under the fixings are all signs to get it checked. We repair timber balconies and elevated decks on houses, townhouses and small unit blocks, working with owners, landlords and property managers. If the frame is sound we repair; if it is not, we tell you plainly and quote the rebuild.
What's included
- Balustrade and handrail repairs or replacement
- Rotten joist, bearer and post replacement
- Board replacement in timber or composite
- Replacing rusted nails, screws and brackets
- Ledger re-fixing where the balcony meets the house
- Stair tread, stringer and handrail repairs
- Photo reports for landlords and property managers
Balustrades come first
Where a balcony is more than a metre above the ground, the barrier has to meet height and gap rules in the National Construction Code. Many older Gold Coast balconies fall short, or the posts have rotted at the base. If a balustrade moves when you push it, keep people away from the edge and book an inspection.
Repair or rebuild
If the posts, bearers and joists are sound, replacing boards, fixings and the balustrade is good value. If much of the frame is soft, rebuilding is usually cheaper over time. We give you both options in writing. See our deck repairs and deck replacement pages for more.

Our process
- 1
Site inspection
We attend the property, inspect the actual condition rather than working from photos alone, and talk through what you want the finished result to be. Bring any reports, strata approvals or insurance paperwork you already have.
- 2
Written fixed-price quote
You receive an itemised quote covering labour, materials, rubbish removal and any engineering or certification required. Where the full extent of damage can only be confirmed once linings or decking boards come off, we say so up front and quote the investigative stage separately rather than hiding it in an allowance.
- 3
Approvals and scheduling
Where certification, an engineer's design or body corporate approval is needed, we organise it and book the works into a dated program so you know which days we are on site.
- 4
Carry out the works
Protected floors, dust control, tidy site each afternoon and photo updates as we go. Occupied homes, tenanted properties and trading businesses are all worked around rather than shut down where possible.
- 5
Handover
Final walkthrough, defect check, invoice and any documentation - engineering certificates, Form 16s, product warranties - handed over with the job.

Frequently asked questions
Is a loose balcony balustrade urgent?
Yes. It is a fall barrier. Keep people off the edge and get it inspected promptly.
Do balcony repairs need approval?
Like-for-like repairs usually do not. Rebuilding or changing the size or height of a balcony can need a certifier, and we will tell you if it does.
Do you repair balconies on rental properties?
Yes. We work with Gold Coast landlords and property managers and provide photo reports with our quotes.
