Programme is the real cost driver

On a fit-out, carpentry sits squarely on the critical path. Partitions have to be framed before services rough-in, linings have to close before ceiling grid and painting, and joinery cannot land until the substrate is right. If carpentry slips three days, every trade behind it slips three days, and the handover date moves.

That is why the honest question to ask a carpentry subcontractor is not 'what is your rate' but 'how will you resource this against my programme'. A carpenter who cannot tell you how many hands they will put on when stage two opens up is guessing, and the guess is usually optimistic.

Commercial door sets carry obligations residential doors do not: fire ratings and tagging, acoustic seals, closers, latching and egress hardware, accessibility clearances and lever heights. The door schedule and hardware register have to be kept current and handed over at practical completion, and a certifier will pick up a missing tag or an incorrectly installed closer every time.

This is one of the most common sources of late-stage cost on a fit-out. Long-lead fire and acoustic door sets need to be ordered at the start of the job, not when the partitions are up.
