Step 2: Set an honest budget
Take your total available funds. Subtract 15% for contingency. What's left is your build budget. Match it to the pricing tiers below:
- $60k-$120k: cosmetic refresh + one wet area
- $120k-$220k: full internal renovation
- $220k-$450k: renovation with structural work
- $450k+: renovate and extend or architectural rebuild
Step 3: Engage a builder early - not last
Most Gold Coast homeowners meet a builder after the plans are drawn. Then they discover half the scope isn't buildable to budget. Engaging a licensed builder at concept stage saves months and tens of thousands.
Step 4: Understand approvals
- Internal cosmetic work: usually no approval
- Structural changes, plumbing relocations, external work: building approval required
- Anything touching the roofline, footprint or heritage character: council approval
Step 5: Plan the living arrangements
For kitchens, most Gold Coast clients stay in the house with a temporary kitchen zone. For full internal renovations, plan to move out for 6-10 weeks. Factor rent or family arrangements into your budget.

Every day a decision is outstanding, your build slows. Aim to have 100% of tiles, tapware, paint colours, cabinetry finishes and appliances signed off before demolition starts.
