1. Under-scoping the contingency
10-15% contingency is the minimum on any renovation. Older homes need 15-20%. Contingency is not 'extras' - it's for the things nobody can see behind plaster.
2. Choosing selections after the build starts
Every unfinalised selection stops trades. Tiles, tapware, cabinetry finishes, paint colours and appliances should all be signed off before demolition day.
3. Getting the design done before speaking to a builder
You pay twice - once for drawings that don't hit budget and again for redesign. Loop a licensed builder in at concept stage.
4. Cutting waterproofing corners
It's the cheapest part of any wet area and the most expensive to redo. Always use a certified installer working to AS 3740.
5. Ignoring lighting design
The right lighting is what makes a renovation feel premium. Plan task, ambient and feature circuits separately. Add dimmers everywhere.
6. Under-specifying storage
Nobody has ever finished a renovation wishing they had less storage. Design more than you think, in more places.
7. Cheap tapware and hinges
The two failure points that show up first. Mid-range Australian brands last decades. Bargain imports fail in years.
8. Skipping the certifier and permits
It saves nothing. Unapproved work causes insurance claims to be denied, hurts resale value and is picked up by conveyancers.
9. Choosing builder on price alone
The cheapest quote is almost always the one hiding the most exclusions. Compare inclusions line by line, not just totals.
10. Not planning the living arrangements
Living through a renovation is possible for cosmetic work and single-room jobs. For full renovations, plan and budget to move out.
