Almost every street on Isle of Capri ends at water, and almost every renovation brief here comes back to the same idea: turn the house around so it faces the canal properly.

The housing stock on Isle of Capri is dominated by brick waterfront homes from the 1970s and 80s. They were well built, but they were planned for a different way of living, with the kitchen tucked into the middle of the plan and the best water outlook given to a formal room nobody uses. Land values here are high enough that owners renovate to a genuinely high standard instead of selling and starting again elsewhere.
That means most of our work on the island is a rear-of-house reconfiguration: relocate the kitchen to the water side, remove or reduce the walls between kitchen, living and dining, widen the glazing, and rebuild the outdoor area so it flows from the new living space to the pool and pontoon.

Moving a kitchen to the water side involves more than cabinetry. Plumbing, waste falls, power, ventilation and often a structural beam all need to be resolved together. We bring the engineer in early, price the structural work honestly and avoid the classic mid-job surprise of finding out the wall you wanted gone is holding up the roof.
Revetment walls, pontoons, established landscaping and pool surrounds all sit in the working zone. We plan set-down areas, protect the revetment line, and stage deliveries because the narrow Capri streets have very little kerbside room for a truck to sit.

Decking that sits between a house and a canal takes direct sun, splash and salt. We build with treated or composite systems suited to that exposure, set the deck height to give a level threshold from the new living area, and detail balustrades to comply without blocking the view.
Replacing flooring across an entire Capri home usually means dealing with three different existing substrates and old tile beds. We test slab moisture, grind and level where required, and program the works room by room where you are staying in the house.
