Who is responsible for what

Under Queensland's residential tenancy framework, the lessor must maintain the premises in good repair and in a way that is fit for the tenant to live in. Fair wear and tear is the owner's cost. Damage beyond that - a hole in a door, a broken cabinet front, damage from misuse - is generally a tenant liability and is dealt with at the end of the tenancy against the bond. What determines whether a claim holds is the quality of the record: entry condition report, photographs and an independent, itemised repair quote. We provide the last part in a form that stands up, without inflating a scope to suit anyone. Where you need the formal position on a dispute, the Residential Tenancies Authority is the authority to consult rather than your tradesperson.

End of tenancy make-good

The window between tenants is short and every day vacant is lost rent, so exit works need to be scoped fast and done in one coordinated visit rather than three separate trades on three different days. We take the exit report, quote the carpentry, patching, painting and repair items as one scope, and complete them together. Typical items are damaged doors and jambs, wall holes and scuffs, damaged flooring, cabinetry hardware, and blinds and fittings. Where an item is fair wear and tear rather than damage, we say so in the quote so the owner is not making a bond claim that will not succeed.

Who repairs rental property damage on the Gold Coast?

Repairs are arranged by the lessor or their property manager, and carried out by appropriately licensed trades. Where the damage is beyond fair wear and tear, the cost may be recoverable from the tenant's bond, but the repair itself is still organised by the owner or agency. We work for either.

Do you deal directly with tenants?

We coordinate access with tenants, but we take instructions and approvals only from the owner or the managing agency. Tenants find that clearer too - they know who is coming and when, and they are not being asked to make decisions about someone else's property.

Can you quote from photos rather than attending?

For small, clearly visible items, often yes, which saves an access visit and gets the owner a number faster. For anything structural, water related or where the extent is uncertain, we will inspect - quoting blind on those leads to variations, which is exactly what owners do not want.

Do you invoice the agency or the owner?

Whichever suits your arrangement. Most managing agencies prefer to be invoiced and pay from the owner's ledger; self-managing owners are invoiced directly. We can also provide separate itemised invoices where costs are being split between owner responsibility and a bond claim.

How quickly can you attend?
