Overview

Doors get used more than almost anything else in a house, and they show it. Sagging hollow-core doors that catch on the floor, entry doors swollen from coastal humidity, hardware that rattles or no longer latches, and cavity sliders that jam are some of the most common calls we get across the Gold Coast and Brisbane. Hanging a door properly is precision carpentry. The frame has to be plumb and square, the jamb packed and fixed without bowing, hinge mortices cut cleanly, clearances even top and bottom, and the strike plate positioned so the door pulls up tight without slamming. Done well, a door swings silently and stays where you leave it for twenty years. Done poorly, it binds within a season.

Internal doors: what upgrading actually changes

Most Gold Coast homes built through the 1990s and 2000s have hollow-core internal doors. Swapping to solid-core changes the feel of a house immediately - the door has weight, it closes with a solid sound instead of a rattle, and bedroom and study acoustics improve noticeably. It is one of the cheapest upgrades per unit of perceived quality in a renovation, especially paired with new lever hardware and matching hinges.

Entry doors and the coastal climate

An entry door on the Gold Coast has to deal with UV, driving rain and salt air. Solid timber doors need proper sealing on all six faces, including the top and bottom edges people forget, or they swell and stick. Hardware needs a marine-grade or quality PVD finish near the beach, because budget chrome pits within a couple of years at Palm Beach or Currumbin. We also fit weather seals and correct thresholds so the door stops wind-driven rain rather than just looking good.

Cavity sliders, bifolds and stackers

Sliding and folding doors save floor space but are far less forgiving than a hinged door. The cavity unit has to be dead plumb and braced during install, the head track dead level, and rollers matched to the door weight. We install new cavity sliders during renovations, retrofit them into existing walls where framing allows, and repair the ones that were installed badly in the first place.

Framing new openings

Adding a door where there was not one - into a garage, a laundry, a converted room or between two living spaces - means cutting the wall, installing a correctly sized lintel, framing the jamb studs, patching linings and matching skirting and architraves. Where the wall is load-bearing we engage an engineer and get the beam certified. All of it is carried out under our QBCC licence.

Frequently asked questions

How much does it cost to hang a door on the Gold Coast?

Hanging a door into an existing frame typically costs $180-$350 including basic hardware fitting. A solid-core internal door supplied and hung runs $450-$900, a solid timber door $800-$1,400, and an external entry door $1,200-$4,500 installed depending on the door, hardware and weather sealing.

How long does it take to replace internal doors through a house?

A single door is usually a couple of hours. Replacing all doors through a typical four-bedroom home, including hardware, generally takes two to three days.

Can you fix a door that sticks or will not latch?

Yes. Sticking doors are usually a dropped hinge, a bowed jamb, a swollen door or a strike plate out of position. We diagnose the cause on site rather than planing the door as a quick fix, because planing a swollen door often creates a gap once the humidity drops.

Do you install cavity sliding doors into existing walls?

Yes, where the wall framing and services allow. We check for studs, wiring, plumbing and load-bearing conditions first, then frame the cavity, install the unit, patch the linings and match the existing skirting and architraves.

Do I need a licensed builder to install doors?

For a single door swap, no. Once the work involves cutting new openings, structural lintels or building work over $3,300 in Queensland, it legally requires a QBCC-licensed contractor. Orange Projects is licensed (No. 15620733) and insured for both.

Do you supply the doors or can I supply my own?

Either. We can supply doors and hardware from our suppliers, often at better pricing than retail, or install doors you have already purchased. If you are supplying, send us the specifications first so we can confirm sizes and hardware compatibility.

Do you install fire-rated doors in apartments?

Yes. Apartment entry doors are frequently fire-rated and must be installed as a complete tagged door set with the correct frame, seals and closer. We install to specification and coordinate any body corporate approvals required.
