Door Repairs Gold Coast
Repairs and adjustments to internal and external doors across the Gold Coast - sticking and dragging doors, dropped hinges, damaged jambs, failed locks, sliding doors and cavity sliders.

Door repair covers realigning and rehanging doors, replacing hinges and hardware, repairing or replacing damaged jambs and frames, easing doors that have swollen or dropped, and repairing sliding and cavity door tracks. On the Gold Coast, seasonal humidity swelling and house movement are the two most common reasons doors stop closing properly.

Overview
A door that will not close properly is a small problem with a range of possible causes, and the right repair depends on identifying which one you have. Humidity swelling behaves differently to a dropped hinge, which behaves differently again to a frame that has moved because the house has. Planing a door because it is dragging in February is a reasonable fix for seasonal swelling, and a very poor fix if the real problem is a settled subfloor - come winter you will have a gap. So we check the diagonal of the frame, the hinge condition, the floor level and the gap pattern before touching the door. Most of what we do here is single-visit work: rehanging, adjusting, replacing hardware, repairing jambs and making damaged doors sound again. Where a door is beyond repair we replace it - see our door installation page.

Why Gold Coast doors stick in summer
Timber doors move with humidity, and the swing between a dry Gold Coast winter and a humid, wet summer is enough to change a door's dimensions noticeably. A door with tight clearances will drag in January and swing freely in July. The correct repair depends on how tight it is. Where clearances are marginal, easing the leading edge and resealing the cut face is appropriate - unsealed edges absorb moisture and make the problem worse each year. Where the door is binding badly, the answer is often hinge adjustment rather than removing material, because taking timber off a door is permanent and a door that has been over-planed rattles for the rest of its life.
Doors that indicate a bigger problem
Several doors that have started sticking at the same time, especially with cornice cracking or visibly out-of-square frames, are a structural symptom rather than a door problem. In older Gold Coast homes that usually points to subfloor or footing movement. We will say so rather than adjusting the doors and taking the money. If the cause is under the floor, see our subfloor repairs page - adjusting doors is worth doing after the structural work, not before.

Rental and end-of-tenancy door repairs
Door damage is one of the most common items on exit condition reports: holes in hollow-core doors, damaged jambs from forced entry or heavy use, missing hardware, and doors that will not latch. These need to be turned around fast, between tenancies, with clear documentation. We handle these regularly for property managers - photo-documented quotes for owner approval, keys and access coordinated through the agency, and works completed in a single visit where possible so the property is ready for the next let.
Commercial and high-traffic doors
Office, retail and body corporate doors fail differently to household doors: closers wear out, hinges loosen under constant use, fire door hardware and seals must remain compliant, and damaged doors on a shopfront are both a security and a presentation problem. We repair and replace hardware on commercial tenancies across the Gold Coast, working outside trading hours where required. Note that fire-rated door sets must be maintained to their certification, so we scope those in line with the building's requirements rather than fitting generic hardware. See our commercial carpentry page.

Our process
- 1
Site inspection
We attend the property, inspect the actual condition rather than working from photos alone, and talk through what you want the finished result to be. Bring any reports, strata approvals or insurance paperwork you already have.
- 2
Written fixed-price quote
You receive an itemised quote covering labour, materials, rubbish removal and any engineering or certification required. Where the full extent of damage can only be confirmed once linings or decking boards come off, we say so up front and quote the investigative stage separately rather than hiding it in an allowance.
- 3
Approvals and scheduling
Where certification, an engineer's design or body corporate approval is needed, we organise it and book the works into a dated program so you know which days we are on site.
- 4
Carry out the works
Protected floors, dust control, tidy site each afternoon and photo updates as we go. Occupied homes, tenanted properties and trading businesses are all worked around rather than shut down where possible.
- 5
Handover
Final walkthrough, defect check, invoice and any documentation - engineering certificates, Form 16s, product warranties - handed over with the job.

Frequently asked questions
Why has my door suddenly started sticking?
The three usual causes are humidity swelling the timber, hinge screws that have loosened and let the door drop, or movement in the frame because the house has shifted. Which it is can normally be worked out from where the door is binding - top corner, latch side, or along the bottom - and how the gap pattern looks around the leaf.
Can a broken hollow-core door be repaired?
Small punctures can be patched and made good, though the repair may be visible under a gloss paint finish. For anything larger, replacing the leaf is usually cheaper than a repair that looks acceptable, and hollow-core internal doors are an inexpensive item. We will tell you which way makes sense.
Do you repair sliding and cavity doors?
Yes. Sliding door problems are usually rollers, tracks or debris in the track; cavity sliders are more involved because accessing the mechanism sometimes means opening the wall lining. We assess whether the door can be lifted out and serviced first before touching any linings.
How quickly can you attend a door repair?
Door repairs are short-duration work so we can generally fit them in quickly, and we prioritise anything that leaves a property insecure or a tenant unable to lock up. Call us and we will tell you honestly where we are at for the coming week.
Do you supply and fit door hardware?
Yes - locks, latches, handles, deadbolts, hinges, closers and privacy sets, in finishes that suit the rest of the house or the tenancy. In coastal Gold Coast locations we recommend hardware rated for that exposure, because standard finishes pit and corrode quickly within a few streets of the beach.
