Overview

Skirting is the last piece of carpentry to go into a room and the first thing people notice when it is wrong. Gaps at the top edge, mitres that have opened up, filler smeared over a bad join and boards sitting off the floor all pull down an otherwise good looking room. We install skirting across the Gold Coast for new builds and renovations, for whole houses being modernised from narrow older profiles to taller square-set boards, and for single rooms where new flooring has left the existing skirting sitting wrong. Architraves, door surrounds and window reveals are done at the same time so the profiles and heights line up. Every job is carried out by qualified carpenters under our QBCC licence, with mitred externals, scribed internals, fixings punched and filled, joins sanded and the top edge caulked so the room is handed back ready for paint.

New and replacement skirting

For a whole house we set out every room at once so heights, profiles and returns stay consistent from the entry through to the bedrooms. Externals are mitred, internals scribed so the joint stays tight when the material moves, and fixings are punched and filled rather than left proud. On replacement work the old boards come off carefully to protect the plasterboard, and any damage behind is patched before the new skirting goes on.

Skirting after new flooring

New hybrid, laminate, timber or tiled floors change the finished floor level, and old skirting rarely sits down cleanly afterwards. We refit or replace the boards once the floor is laid, keeping the required expansion gap covered without fixing through the flooring. Where a slab dips, boards are scribed to follow the floor rather than left with a shadow line running along the wall.

Profile matching in older Gold Coast homes

Homes from the 1960s through to the 1990s often carry profiles that are no longer stocked. We measure the existing height, quirk and bevel, identify the closest current match, and where the original detail matters we have a run machined so a renovated room does not read differently to the rest of the house.

Materials and moisture

Primed MDF is the default for painted skirting because it is straight, stable and finishes well. Pine and hardwood suit stained work, heritage profiles and areas where fixings need more hold. Laundries, bathrooms and homes close to the water get moisture-resistant material, because standard MDF does not recover once it has taken on water at the bottom edge.

Finishing and paint preparation

The difference between an average job and a good one is in the finishing. Holes filled and sanded flush, joins invisible, the top edge caulked to the wall and the bottom edge sitting on the floor. We hand the rooms over paint ready, and where we are managing the paintwork it is scheduled straight afterwards so the job is not left half finished.

Part of a wider fit out

Skirting is rarely the only job. Because we also carry out flooring, internal doors, wall and ceiling repairs, cornice and full renovations, the skirting can be sequenced at the right stage of a larger project instead of being retro-fitted around finished work by a separate contractor.

How much does skirting installation cost on the Gold Coast?

Price depends on the total metres, the profile chosen, whether old skirting has to be removed and how much wall repair is needed behind it. A single room is a short job, while a whole house of skirting and architraves runs across several days. We measure on site and issue an itemised fixed price rather than quoting a rate over the phone.

Do I need new skirting after installing new flooring?

Often yes. Lifting hybrid, laminate or timber flooring under existing skirting usually damages the boards, and the new floor level can leave old skirting sitting proud or short. Refitting or replacing after the floor is laid gives a clean line and keeps the expansion gap covered without pinning the floor.

What skirting height and profile should I choose?

Most modern homes suit boards in the 90mm to 140mm range, with taller boards working well under higher ceilings. Square-set and half-splayed profiles read modern, colonial and lambs tongue profiles suit traditional interiors. We bring samples to the measure so you can see them against your flooring and doors.

MDF, pine or hardwood skirting?

Primed MDF is the standard for painted skirting because it is stable, straight and finishes cleanly. Pine or hardwood suits stained finishes, heritage profiles or where fixings need more hold. In wet areas and heavily exposed coastal homes we recommend moisture-resistant material rather than standard MDF.

Can you match the existing skirting profile in an older home?

Do you install architraves at the same time?

Yes. Skirting, architraves, door surrounds and window reveals are all finishing carpentry and are best done together so profiles, heights and margins line up at every intersection.

Yes. Nail holes are punched and filled, joins sanded flush and the top edge caulked to the wall, so the painter is not doing a second round of preparation. We can also coordinate the paintwork as part of the job.
