Alongside home decks, we take on decking for managed and commercial properties: outdoor customer areas for cafes and retail, office break-out decks, body corporate common areas, and replacement decks on investment properties for landlords and property managers. Commercial work can be timber or composite, and is scoped and quoted the same way: measure, assess what is there, then a fixed written price.

Common deck problems we get called about

• Boards that are soft, cracked or have holes near the house wall or under a downpipe.
• Nails or screws lifting out of the boards.
• A bouncy section when you walk across it.
• Stairs that move or a post that has rotted at the base.
• A balustrade that wobbles when you lean on it.
• Black staining around every fixing.

Most of these can be repaired. A few point to a deeper problem in the frame. Here is how we tell the difference.

Repair or replace?

If the damage is limited to boards and a few joists, a repair is normally the better value. We replace the bad boards, sister or replace the soft joists, and re-fix the rest. If rot has spread through the bearers or posts, or the deck has dropped because a footing has failed, patching it rarely lasts. At that point, we will tell you a rebuild is the honest option and price both so you can compare.

Water is usually the cause. A downpipe emptying onto the deck, a garden bed built up against the frame or a deck with no fall away from the house will rot timber much faster. Fixing the cause is part of the repair, otherwise it comes back.

Matching old boards

Replacement boards will rarely match weathered ones perfectly. New hardwood is darker and redder until it greys or is oiled. Old composite colours may no longer be made. We try to source the closest match and, where possible, move good old boards to the most visible spots and put new boards where they will be less noticed.

Safety first

A loose balustrade or a rotten stair stringer is a safety issue, not a cosmetic one. If you have one, keep people off that section and get it looked at. We can usually do urgent safety repairs ahead of a full quote.

When it is time for a new deck

Prices

Repairs are quoted per job after an inspection. As a general guide, timber decking runs roughly $350 to $550 per m² and composite $450 to $700 per m² supplied and installed, depending on height, access, framing and finishes. We can also install boards you have bought yourself.
