Alongside home decks, we take on decking for managed and commercial properties: outdoor customer areas for cafes and retail, office break-out decks, body corporate common areas, and replacement decks on investment properties for landlords and property managers. Commercial work can be timber or composite, and is scoped and quoted the same way: measure, assess what is there, then a fixed written price.

A lot of people plan the deck now and the roof later. That is fine, but only if the deck is built knowing a roof is coming. Roof posts carry loads down through the deck into the footings, and wind uplift pulls the other way. If the original frame was not designed for that, the roof posts may need their own footings poured through the finished deck, which is messy and more expensive.

Designing deck and roof together

• Roof post positions are set first and get their own footings, sized for the roof.
• Posts pass through the deck or sit on the frame on engineered brackets.
• Gutters and downpipes are planned so water does not dump onto the deck.
• The roof height is checked against doors, windows and the existing gutter line.

Keep the deck cooler and quieter in rain. A popular choice when the deck adjoins the main living area.

Colorbond sheet roof

Cheaper and lighter. Hotter underneath and louder in rain unless insulated.

Open or louvred cover

Gives partial shade and keeps the deck feeling open. Louvres can be adjusted for sun and rain. More on pergolas.

Approval

In Queensland, a roofed deck attached to the house is more likely to need building approval than an open one, and it counts toward site cover. Some estates also have design guidelines for roof colours and styles. We work with a certifier, and the approval costs appear as a separate line in the quote.

Boards under a roof

Under cover, boards get less sun and rain, so they last longer. Hardwood under a roof greys much more slowly and needs oiling less often. Composite under cover stays cleaner, but shaded areas that never fully dry can grow mould, so airflow under the deck still matters. Partly covered decks age unevenly, with the exposed part weathering faster. We discuss this when you choose.

Supply, install and price

As a general guide, timber decking runs roughly $350 to $550 per m² and composite $450 to $700 per m² supplied and installed, depending on height, access, framing and finishes.
