Why choose Orange Projects

QBCC licensed builder

Orange Projects holds QBCC Licence No. 15620733 and is fully insured for residential and commercial decking work.

More than boards

We handle removal and disposal, footings, posts, bearers, joists, stairs, fascia and balustrades, so one team is responsible for the whole deck.

Timber or composite

Hardwoods such as Merbau, Spotted Gum and Blackbutt, or composite boards from Ekodeck and Ezy Decking. Supply and install, or install only if you are supplying the boards.

Existing frames assessed, not assumed

On replacement jobs we check the existing structure before quoting. Framing is only reused when its condition and size suit the new deck.

Fixed written quotes

You get an itemised, fixed price in writing after we measure, with stairs, balustrades and any engineering listed separately.

Homes and commercial sites

We build and replace decks for homeowners, landlords, property managers, body corporates and commercial premises such as offices, retail and hospitality spaces.

Residential and commercial decking around Mermaid Beach

Alongside home decks, we take on decking for managed and commercial properties: outdoor customer areas for cafes and retail, office break-out decks, body corporate common areas, and replacement decks on investment properties for landlords and property managers. Commercial work can be timber or composite, and is scoped and quoted the same way: measure, assess what is there, then a fixed written price.

Verandahs are part of the house

A verandah on an older raised home is usually built into the house frame, not added on. The joists may run from the house bearers, and the posts often carry the roof. When the boards are tired, we treat it as house work: we look at how it is supported, what holds the roof up and how the floor ties in before lifting anything.

Replacing verandah boards

Original verandah boards were often narrow tongue-and-groove hardwood, sometimes painted. If you want to keep the look, we can replace them with similar profile boards and paint or oil them to match. Tongue-and-groove boards on an exposed verandah need a slight fall away from the house and good paint on all faces, or they trap water.

If the verandah is open to the weather and you are tired of repainting, standard decking boards with gaps are more forgiving. Composite is another option that suits some homes better than others. On a character home, we usually suggest a timber look.

What we find under old verandahs

  • Joists with rot at the outer edge where rain drips off.
  • Joists that have been sistered or patched more than once.
  • Posts sitting directly on concrete with rot at the base.
  • Old fixings that have rusted through.

Most of this can be repaired as part of the job. If roof-bearing posts are rotted, that is a structural repair, and we price it separately.

New decks on older homes

If you are adding a deck to the back of an older home, it usually ties into the existing floor level, which can be well above ground. That makes it a raised deck, with balustrade and stair requirements and possibly approval. The house frame needs to be checked before the deck is attached.

Coastal considerations

Close to the beach, stainless fixings and coastal-rated hardware are worth the extra cost. More detail on the timber decking page.

Supply, install and cost

We supply hardwood, treated pine or composite from Ekodeck and Ezy Decking, or install boards you have sourced. As a general guide, timber decking runs roughly $350 to $550 per m² and composite $450 to $700 per m² supplied and installed, depending on height, access, framing and finishes. Verandah work and structural repairs are priced after inspection. See deck repairs and deck replacement.
