Why choose Orange Projects

QBCC licensed builder

Orange Projects holds QBCC Licence No. 15620733 and is fully insured for residential and commercial decking work.

More than boards

We handle removal and disposal, footings, posts, bearers, joists, stairs, fascia and balustrades, so one team is responsible for the whole deck.

Timber or composite

Hardwoods such as Merbau, Spotted Gum and Blackbutt, or composite boards from Ekodeck and Ezy Decking. Supply and install, or install only if you are supplying the boards.

Existing frames assessed, not assumed

On replacement jobs we check the existing structure before quoting. Framing is only reused when its condition and size suit the new deck.

Fixed written quotes

You get an itemised, fixed price in writing after we measure, with stairs, balustrades and any engineering listed separately.

Homes and commercial sites

We build and replace decks for homeowners, landlords, property managers, body corporates and commercial premises such as offices, retail and hospitality spaces.

Residential and commercial decking around Mudgeeraba

Alongside home decks, we take on decking for managed and commercial properties: outdoor customer areas for cafes and retail, office break-out decks, body corporate common areas, and replacement decks on investment properties for landlords and property managers. Commercial work can be timber or composite, and is scoped and quoted the same way: measure, assess what is there, then a fixed written price.

On an older home, the verandah is part of the character. When boards go soft or the frame sags, the goal is often to rebuild it so it looks like it was always there, just sound again.

Start with what's underneath

Old verandahs often sit on timber stumps or a mix of stumps and later fixes. We check the bearers, joists and stumps before talking about boards. Sometimes the frame is sound and only the decking needs replacing. Sometimes the stumps have moved and the floor needs re-levelling first.

Matching the look

  • Narrow hardwood boards suit traditional houses better than wide modern profiles.
  • Spotted gum and blackbutt are common choices for verandah floors.
  • Boards can be laid with the grain running away from the house to shed water.
  • Edges, nosings and stair treads can be shaped to match the original detail.

Joining new to old

Adding a deck beside an existing verandah means meeting an old floor level that may not be perfectly flat. We set the new frame to suit, and sometimes add a small step rather than force the two to meet. A planned step looks better than a lip you trip over.

Roofs and posts

If the verandah roof posts sit on the deck, they need to be supported properly underneath. We can tie in with roof work or a new patio roof where needed. For rot in the house frame itself, see rotten timber repairs.

Prices

As a general guide, timber decking runs roughly $350 to $550 per m² and composite $450 to $700 per m² supplied and installed, depending on height, access, framing and finishes. Verandah rebuilds are quoted after inspection, as the condition of the frame decides most of the cost. Install only is also an option.
