Choosing a profile and height

The 67mm colonial skirting fitted to most Gold Coast project homes from the 1990s and 2000s now reads as dated. Current renovations typically move to 90mm-140mm in a bevelled, pencil-round or square-edge profile, with taller 140mm-185mm skirting used in higher-end homes and rooms with tall ceilings. Square-set shadowline detailing gives the cleanest architectural look but is set out during plastering, so it needs to be decided early. We bring samples to the quote so you can see profiles against your own walls and flooring.

Mitres, scribes and why installation quality shows

The visible measure of trim work is the corners. External mitres must close tight and stay closed through the Gold Coast's humidity swings, internal corners are best scribed rather than mitred, and long runs need joints located away from sightlines. Older homes rarely have square corners or flat walls, so skirting has to be scribed to the floor and packed to the wall. That is the difference between a carpenter and a nail gun.

Primed MDF is stable, cost-effective and paints beautifully for most living areas and bedrooms. Moisture-resistant MDF or a suitable timber is the right call for bathrooms, laundries and anywhere prone to wet mopping, because standard MDF swells irreversibly if it takes water. Sequencing with flooring and painting

Skirting goes on after flooring so hybrid and timber floors can expand freely underneath, with the correct expansion gap concealed by the board rather than by scotia if you want the cleaner look. Architraves follow door jambs being set plumb and square. Filling, caulking and the final paint coat happen after fixing, not before. Getting this order wrong is why some jobs end up with visible caulk lines and patchy touch-ups.
